آسیب‌های ناشی از توسعه میان‌افزا در بافت‌های میانی با کاربست مدل معادلات ساختاری(نمونه موردی: بافت‌های میانی شهر اراک)

چکیده

توسعه میان‌افزا از ابزارهای رشد هوشمند است و در پاسخ به مشکلات ناشی از پراکنده رویی از دهه 70 میلادی در چارچوب نظریه توسعه پایدار مورد توجه قرار گرفت. با وجود اثرات مثبتی که ‌این الگوی رشد بر پایداری شهرها دارد، در صورت عدم اجرای اصولی آن، این الگو با پیامد‌های منفی مواجه و نتیجه آن عدم رضایت ذی نفعان و کاهش کیفیت زندگی آن‌ها خواهد بود. اجرای توسعه میان‌افزا در اراک بصورت ساخت واحدهای بلندمرتبه/آپارتمانی در اراضی بایر باقیمانده در محلات یافتهای میانی شهر و یا تخریب واحدهای مسکونی قابل سکونت و ریزدانه، در سالهای اخیر باعث اثرات منفی چندی بر زندگی ساکنین این سایت‌ها شده است. پژوهش حاضر با هدف تعیین این اثرات و به روش توصیفی و علّی (پس از وقوع) انجام، و داده های لازم نیز با ابزار پیمایش گردآوری شد. تحلیل روابط بین مفاهیم با تکنیک نقشه‌‌های شناختی فازی(FCM)، و جهت آزمون آن‌ها از مدل معادلات ساختاری با استفاده از نرم افزار Smart pls انجام شد. یافته‌های آن نشان داد: قیمت بالای زمین در بافت میانی شهر اراک انگیزه بالایی برای تراکم ایجاد نموده و افزایش تراکم بر ایمنی و امنیت (162/26 T value=)، آسایش (T value=21/075 ) و دسترسی (T value=3/95) تاثیر گذاشته و مخل آنها بوده است. همچنین تاثیر مولفه دسترسی نیز بر چیدمان عناصر نیز تایید شد (value=3/727) . از بین آسیب‌های آزمون شده تراکم، بالاترین ضریب آسیب را نشان داد و سایر آسیب‌ها نیز پیامد آن شناخته شد. نتیجه اینکه توسعه میان‌افزا در این بافت نارضایتی ساکنین را به دنبال داشته است. پژوهش در ادامه برای کاهش این آسیب‌ها، رعایت استراتژی‌های توسعه میان‌افزا قبل از اجرا را توصیه و پیشنهاداتی جهت کاهش اثرات این آسیب‌ها بعد از اجرای غیراصولی ارائه می‌دهد.

چکیده [English]

Infill development has been considered in the context of sustainable development theory since the 1970s in response to Spiral Growth Problems. Despite the positive effects that this growth pattern has on the sustainability of cities, this pattern will have negative consequences if it is not implemented properly and if it ignores its strategies. Implementation of infill development in Arak in recent years has impacted the lives of residents of these sites. The present study is descriptive and causal and explains these effects using structural equation modeling and Smart pls software. Its findings showed that high land prices in middle Arak city have caused high motivation for density and increased density has negatively affected safety and security (T value = 26.162), comfort (T value = 21.075) and accessibility (T value = 3.95).
