Analysing Spatial Inequality of Housing Indicators in the Cities of Mazandaran Province

Abstract

The rapid growth of urbanisation in recent decades, along with the policies adopted in response to the country's development, has led to a housing crisis. This research is applied-developmental in terms of purpose and descriptive-analytical in terms of nature and method. In this study, it was enough to determine 17 indicators related to housing in the field of qualitative, quantitative, physical, economic and demographic indicators, which were obtained from the data of statistical blocks of cities in the province in 2016 and 2006. Information and data were processed in EXCEL, SPSS environment and maps were prepared and drawn in ArcGIS software. Using factor analysis and cluster analysis methods, the situation of cities in relation to the selected indicators was identified, analyzed and ranked. The results of the ranking based on the principal component analysis method showed that the cities of Sari, Amol, Ghaemshahr and Babol are in the first four ranks, respectively, and the cities of Kojoor, Zargar Shahr, Frame and Baladeh have the last four ranks in terms of housing indicators, respectively. Have dedicated to themselves. According to the cluster analysis method, the cities of the province are classified into four clusters, in the first cluster 21 cities and 13% of the urban population, in the second cluster 32 cities and 86% of the urban population, in the third cluster 2 cities and 1% of the population Urban is located in the fourth cluster of 3 cities and about 1% of the other urban population. It has also been found that there is a significant relationship between city size and housing quality, ie the larger the city, the better the housing quality, and on the other hand, the relationship between housing quality and population density, building density, housing density and urban area. Significant direct but significant inverse relationship has been observed with the variable of city height above sea level.
