تأثیر چیدمان فضایی ساختمان‌های بلندمرتبه در ارتقای کیفیت زندگی ساکنان (مورد پژوهی- منطقه 9 شهرداری مشهد)

چکیده

توسعه‌ی شهرنشینی در قرن بیستم منجر به استفاده‌ی زمین‌های شهری به‌صورت متراکم و فشرده شده است که تأثیر آن بر کیفیت محیط‌های شهری بسیار حائز اهمیت است. لذا بررسی و طراحی ساختمان‌های بلندمرتبه قبل از اجرا می‌تواند کمک‌های شایانی در ایجاد فضاهای شهری سرزنده و پویا کند. یکی از روش‌هایی که بر پایه‌ی استفاده از روش‌های علمی در مطالعات شهری به کار گرفته‌شده است، روش چیدمان فضا است که این روش تا حدودی توانایی سنجش و تحلیل فضاهای شهری را انجام دهد. لذا هدف از پژوهش حاضر ارتقای کیفیت زندگی ساکنان از طریق تحلیل چیدمان فضایی ساختمان‌های بلندمرتبه در منطقه 9 شهرداری مشهد است. پژوهش حاضر با توجه به هدف، کاربری و ازنظر ماهیت بر پایه‌ی مطالعات کتابخانه‌ای، تحقیقات اسنادی، مقالات علمی و دیتابانک‌های طرح‌های توسعه‌ی شهری، به جمع‌آوری اطلاعات پرداخته است. در این راستا تحلیل اطلاعات با استفاده نرم‌افزارهای UCL Depthmap و ArcGIS Desktop10.8 شبیه‌سازی شده است. به‌منظور تحلیل ساختارمند به شناسایی 3 نوع تیپولوژی موجود در منطقه 9 پرداخته‌شده است و تحلیل اثرگذاری مؤلفه‌های ساختمان‌های بلندمرتبه با مقیاس محلی R3 بر کیفیت زندگی ساکنان به‌صورت گزاره بیان‌شده است. نتایج پژوهش حکایت از آن دارد که تنها در بخش جنوبی منطقه‌ی 9 بافت ارگانیک است، هم‌پیوندی پایین همراه با عمق بالا وجود دارد. در محله کوثر بخش کوچکی دارای تیپولوژی شبکه‌ای است که در مقایسه با بافت ارگانیک وضعیت بهتری ازنظر هم‌پیوندی دارد و در قسمت‌های دیگر منطقه که همگی از بافت شطرنجی پیروی کرده‌اند دارای هم‌پیوندی بالا و عمق پایین هستند که در مقایسه با دو بافت بیان‌شده در ارائه‌ی خدمات به شهروندان و سطح کیفی زندگی ساکنان بهتر عمل کرده است. بنابراین با شناخت نوع چیدمان بافت می‌توان سطح کیفی محدوده را بررسی کرد و با توجه به مجموعه‌ای از شاخص‌های کیفیت می‌توان در رابطه با ایجاد و یا عدم ایجاد ساختمان‌های بلند تصمیم‌گیری کرد.

چکیده [English]

Today, urban development has led to the use of dense and compact urban land, the impact of which on the quality of urban environments is very important. As a result, one of the methods used in urban design is the space layout method, which to some extent has the ability to measure and analyze urban spaces in the present and future. The purpose of this study is the effect of spatial arrangement of high-rise buildings in improving the quality of life of residents in District 9 of Mashhad Municipality. The research method is applied in terms of purpose and survey nature and is based on quantitative methods in data analysis. In this regard, in order to collect data, library studies, documentary research, scientific articles and databases of urban development projects have been used. The data was simulated using UCL Depthmap and ArcGIS Desktop 10.8 software. The results show that in region 9, there are 3 types of typology (checkered-organic and lattice) that checkered texture has a better quality level than the other two types to provide services to citizens. Therefore, by knowing the type of texture arrangement, the quality level of the area can be examined, and according to a set of quality indicators, it can be decided whether or not to create tall buildings.
