بررسی پتانسیل اجرای سازۀ ابرخشت در بهبود وضعیت مسکن حاشیه-نشینان منطقۀ بابائیان شهر زاهدان؛ مؤثر در ارتقاء کیفیت سیمای شهری

چکیده

رشد سریع جمعیت شهری در زاهدان باعث مشکلاتی مانند گسترش زاغه‌ها و سکونتگاه‌های غیررسمی در حاشیۀ شهر از جمله منطقۀ بابائیان شده و گروه‌های فقیر شهری با نرخ بالای بیکاری را شکل داده است. ساکنین این منطقه از حداقل امکانات و خدمات شهری محروم بوده و کیفیت مسکن پایینی دارند. این منطقه به دلیل قرارگیری در دامنه کوه از اکثر نقاط شهر قابل رؤیت بوده و علاوه بر معماری ضعیف و خلاف مقررات ملی ساختمان، باعث سیمای نامطلوب شهر زاهدان شده است. این مقاله در تلاش است تا ضمن بررسی کیفیت مسکن در این منطقه، پتانسیل اجرای سازۀ ابرخشت را در منطقۀ بابائیان بررسی کند، این سازه هم به دلیل سازگاری با بستر کوه از لحاظ فرم ظاهری و هم به‌عنوان یک نوع مسکن با مصالح بوم آورد و کم‌هزینه می‌تواند باعث سیمای مطلوب شهری شود. نوع تحقیق این مقاله کاربردی و روش مورد استفاده توصیفی-تحلیلی است. برای گردآوری داده‌ها و اطلاعات از روش‌های کتابخانه‌ای و میدانی) پرسشنامه) استفاده شده است. جامعه آماری این تحقیق، افراد حاشیه‌نشین ساکن در محدوده خیابان رسالت منطقۀ حاشیه نشین بابائیان شهر زاهدان است. حجم نمونه آماری برای 30 خانواده حاشیه‌نشین در قالب پرسشنامه برای گروه سنی 70-25 سال در سه بخش شامل میزان رضایت از مسکن فعلی، میزان رضایت از امکانات شهری، میزان موافقت با ایجاد مسکن جدید با طرح ابرخشت و هر بخش شامل سؤالات مربوطه، تهیه‌شده است. روایی پرسشنامه به‌صورت صوری و پایایی آن از روش کرون باخ، لیکرت سطح پنج توسط نرم‌افزار spss صورت گرفته است. نتایج تحقیق نشان می‌دهد ساکنین منطقۀ بابائیان از اجرای سازۀ ابرخشت به دلیل قیمت مناسب و هماهنگی با فرهنگ مردم بومی به دلیل شباهت با ساختار فضایی کپرهای بلوچستان رضایت داشته و اجرای این سازه می‌تواند باعث بهبود سیمای شهری زاهدان شود.

چکیده [English]

The rapid growth of the urban population of Zahedan accompanied by the expansion of informal and illegal settlements and slums has led to increased urban poverty, high rate of unemployment, deprivation of minimum urban facilities and services and notably low housing quality in the city’s marginal sections, especially Babaeian area. Located on the hillside, Babaeian area is visible from most parts of the city and has created an undesirable landscape for Zahedan due to its substandard architecture which overtly violates national construction regulations. This study attempted to investigate the quality of housing in Babaeian area and find out the potential of using superadobe in this marginal section of the city. Superadobe can help create a desirable urban landscape in this area because of its compatibility with the hillside conditions in terms of appearance and construction materials as well as its eco-friendliness and low construction cost. This research is an applied study and the methodology is descriptive-analytical. Library research and field survey (questionnaire) were used to collect the required data. The statistical population of the study comprised all residents living in the vicinity of Resalat Street in the marginal area of Babaeian in Zahedan City. The sample population consisted of 30 families with members in the 25-70 age range. A questionnaire was developed based on the Likert scale to inquire the respondents’ opinion in three sections using multiple items: (1) their satisfaction with the current housing, (2) their satisfaction with the urban facilities, and (3) their agreement with the idea of establishment of new housing in the form of superadobes. The questionnaire’s validity was assessed based on its face validity and its reliability was assessed using Cronbach’s Alpha. The collected data were analyzed using the SPSS software. The results showed that the residents of Babaeian area approve of the idea of building superadobes due to their affordability as well as compatibility with the native culture resulting from their similarity to the native huts of Balouchestan region. In addition, superadobes can improve the urban landscape of Zahedan City.
