Lack of attention to worn-out contexts, especially in border cities, has reduced the quality of life. Babaian neighborhood of Zahedan Border Metropolis has various problems. Urban regeneration is one of the solutions proposed by researchers, influenced by new urbanism. The aim of the study is to present strategies for regenerating worn-out and border contexts with an emphasis on the new urbanization approach in Babaian Neighborhood. With this purpose, dimensions of sustainable regeneration were localized based on the boundary conditions of the case study. The dimensions were analyzed using statistical analysis methods such as t-test, balanced scorecard method, Friedman test method and SWOT. 378 questionnaires prepared based on the research indicators were completed by randomly selected residents with a return rate of 88%. The results show that in the case studied, the indicators of new urbanism are in unfavorable conditions. Also, the rate of realization of the principles of new urbanism in the regeneration of the case studied is at a low level and about 36.06%, according to which, the social and cultural dimension with 40.92% has the highest realization while the environmental dimension with 28.30% has the lowest realization. According to the analysis, creating mixed land uses to have a lively environment, organizing land use systems especially at night to increase visibility and promote pedestrian and cycling are among the most identified strategies to promote regeneration with an emphasis on new urbanism in Babaian Neighborhood. The results of this study can be used as urgent solutions for neighborhoods with characteristics of absolute erosion.
