تحلیل دگرگونی های ساختاری -کارکردی محله های درحال گذار شهری- مورد: پهنه جنوبی منطقه 6 شهر تهران

چکیده

کلانشهرها در چنددهه‌‌ی اخیر تحولات ساختاری و کارکردی زیادی پذیرفته‌‌اند و بر این اساس دگرگون شده و در حال گذار به سمت وضعیتی جدید بوده و تغییراتی عمده را تجربه می‌‌کنند. پژوهش حاضر به دگرگونیهای ساختاری و کارکردی صورت گرفته در پهنه‌‌ی جنوبی منطقه 6 شهرداری تهران به‌‌عنوان یکی از مهمترین مناطق این شهر، شامل محله‌‌های ایرانشهر، ولیعصر، دانشگاه تهران و جمالزاده پرداخته‌‌است. محدوده‌‌ی مورد مطالعه، در چند دهه‌‌ی اخیر مورد توجه سازمانها و ادارات مختلف قرار گرفته و به نظر می‌‌رسد پس از تملک املاک از سوی سازمان‌‌های مورد اشاره، تغییراتی ساختاری و کارکردی در آنها بروز می‌‌کند. بدین منظور ابتدا با استناد به منابع علمی موضوع مورد مطالعه، ادبیات مرتبط مطالعه شد و سپس با استفاده از برداشت‌‌های میدانی، تغییرات رخ داده در کارکردهای محدوده‌‌ی مورد مطالعه بررسی شده‌‌است. در نهایت با بهره‌‌گیری از قدرت تحلیلی نرم‌‌افزار GIS و نیز روشهای مبتنی بر تحلیل آمار فضایی، چگونگی دگرگونیهای ساختاری و کارکردی محله‌‌ها مطالعه شده و پهنه‌‌بندی دگرگونی‌‌های صورت گرفته ارائه گردید. نتایج نشان می‌‌دهد که در سال‌‌های اخیر بخشی از ساختمان‌‌های مسکونی محدوده‌‌ی مورد مطالعه، برای کارکردهای غیرسکونتی به‌‌کار گرفته شده و در این‌‌میان محله‌‌ی دانشگاه تهران بیشترین میزان تغییر را تجربه کرده‌‌است، به گونه‌‌ای که با گذر از بخش شمالی منطقه به سمت جنوب از میزان کاربری-های مسکونی کاسته شده و بر تعداد کاربری‌‌های اداری، تجاری، آموزشی- فرهنگی، خدماتی و نیز مختلط افزوده می‌‌شود. وضعیتی که ادامه آن سبب شکل‌‌گیری فضایی صرفا اداری و تجاری با تناسب ضعیف میان بافت قدیم و جدید شده  و نیز می‌‌تواند زمینه‌‌ساز بروز مشکلاتی برای این بخش از منطقه و به تبع آن شهر تهران شود.

Metropolitan neighborhoods have faced many structural and functional changes in recent decades. They have undergone transformation and transition to a new situation while experiencing major changes. The present research studies the structural and functional changes in the southern part of District 6 of Tehran Municipality, including Iranshahr, Valiasr, University of Tehran and Jamalzadeh as a number of the most important areas of the city. Since these areas have been considered by various organizations and departments in recent decades, data related to their structural and functional changes can be obtained. For this purpose, first, the related scientific sources in the literature have been studied. Then, using field surveys, changes in the functions of the study area have been investigated. Finally, using GIS Software and methods of spatial statistics analysis, the structural and functional changes in the neighborhoods and zoning of the changes have been investigated. The results show that in recent years, parts of residential buildings in the study area have been used for non-residential functions and in the meantime, the University of Tehran neighborhood has experienced the most changes. The findings showed that by passing through the northern part of the region to the south, the amounts of residential uses decreased while the number of administrative, commercial, educational-cultural, service and mixed uses increased. Continuation of this situation caused the formation of a purely official and commercial space without considering the suitable ratios. These all have led to problems in the region and the city of Tehran.
